This is an attractive plan.  For me, I&#039;d combine bedrooms 2 and 3 into one larger bedroom with a bigger closet and en-suite bath that has access doors both from the bedroom and from the hallway.  I&#039;d also make the garage  longer, probably 24&#039;. I&#039;d then configure the dining room as an office or alternate third bedroom.   For two garages, it would be great to have 24X 24 space.  The roofline looks tall enough to figure out how to make a bonus room on the second floor as an option.

Yes,  bungalo version would be very appropriate for this floor plan. 
 
The shop area is really a flexible space.  It could be a second garage bay with improvement or a study on the main level.  Raising ceiling heights is always a fun way of extending the feeling of space in a room.  It also allows for more daylight through taller windows and the opportunity for great views.  Too many home plans go straight to a &quot;two story&quot; volume space.  While it may be more simple to build, often times they lack the opportunity of having both comfort and volume at the same time.  It&#039;s the intention here to use an &quot;A-frame&quot; ceiling which keeps the spce in ballance with the rest of the home. 
 
The higher ceilings in the kitchen can be optional.  If the ceiling height is raised a few feet it can also allow for transom like daylighting to the space. 
 
Agreed.  The fireplace and TV locations are often a subject of great conflict and debate.  Since the ceiling has a high point at the rear of the great room, it would also be dramatic to have the fireplace on the back wall facing the rear yard.  The windows can flank the fireplace on each side.  The seating then can be L-shaped with smaller chair in the corner between the fireplace and TV (against the master bedroom).
 
Interesting you picked up on the two suites on the second floor.  We&#039;ve discussed an additional bath for bedroom #3 as well.  With the master bedroom down, it&#039;s often implied that the kids are older or grown.  As you entertain and have a guest or two or grown child or two, the thought here is that the bedrooms are spread out a little and you have a little private space.

		<description>I think it&#039;s the right idea for the DC area.  First floor master with smaller, less elaborate rooms in a half story upstairs for use as an office and/or guest room.  

Some additional thought as follows:

1) The front elevation may have a few too many sharp angles.  Would like to see some additional renderings that try to reduce that feeling.  Perhaps the 3 dormers could be shown as a kind of bungalow shed, I&#039;m sure there are other alternatives too.

2) For me personally, a two car garage is a must, 3 is preferred.  I like the size of the garage bay and for two cars extending the width to 22 feet really allows the car doors to be opened without fear of dinging your other car or bumping the wall.  So many garages in the DC area are not designed for housing todays cars/ suv&#039;s.  I appreciate the inclusion of a shop area though some may prefer that area to be finished interior space.

3) I  love the high ceilings in the great room but assuming there are 9&#039; ceilings throughout the first floor, I&#039;m not sure its needed in the kitchen and/or bath.  I love the look in those areas but would wonder about the cost of heating/ cooling those expansive spaces. If they don&#039;t take much extra energy, then the cathedral all around is great and makes it very distinctive.  In the great room, consideration should be made for optimum placement of comfortable couches and a large flat screen TV.  The TV should probably go in the location that the fireplace is shown and I&#039;m not a big fan of locating the TV above the fireplace as you are always looking up when its on.  It would be worth evaluating different locations for the fireplace, perhaps on the wall where the laundry and powder room abut to the great room.  The great room might extend another 4 feet out and reduce the size of the covered deck which will allow a side entrance into the master bedroom instead of needing to create a small hallway into the master.

4) The deck does not need a shower on it unless the home will be built with a pool and in that case there really should be a bath with shower instead of just a deck shower.

5) The master bedroom closet could go across the full length of the MBR wall and be divided into two sections.  2/3 designed with a closet organization system for a woman, 1/3 with a closet organization system for a man.  In the master bath, the look of a platform with large soaking providing a partial wall of the shower stall and the front and side of the shower stall completed with thick glass frameless panes is really great.

6) I really like the implied flexibility of the upstairs layout.  I can see it with two bedrooms each having an en-suite bath, with one office and one bedroom and with multiple other layouts especially if you dont use cathedral cielings over the kitchen.</description>
